Every completed booking leaves you an email address. Most hosts never use it again — and then pay Airbnb or VRBO another 12–17% to rent that same guest back to them next season. A guest who books you directly the second time is worth more than a new guest, and they cost nothing to reach.

We Run It — You Approve It

This isn't software we hand you with a login and a good-luck. We operate the email platform on your behalf: the account setup, the sender authentication, the templates, the segments, and the sends. You approve what goes out; we do the work of getting it out. The account, the contact list, and the guest data stay yours — if you ever leave, you take them with you.

Your List Is Already in Your Bookings

You don't need to buy an audience. Your past guests are sitting in your property management system, and we turn them into a real mailing list — cleaned, de-duplicated, and split into groups that should not get the same message:

We don't send your guests a monthly newsletter, because your guests don't want one. Your property gets at most two campaigns a year, and we spend the effort on picking the right two moments rather than on filling a calendar:

Which two depends on your market and your calendar — a lake house and a football-weekend house have different right moments. We pick them with you, and you approve the email before it goes anywhere.

Both of them point at your direct booking site. That's the whole point: a repeat guest who books through your own site pays you 100% of the nightly rate, with no platform commission on the stay.

We Protect the List, Too

A guest list is an asset you can permanently destroy by over-mailing it, and most hosts who try email marketing destroy theirs in the first year. So we hold the line: no more than two campaigns a year go out to your guests. That is not us doing less work — it is the discipline that keeps the list alive. Two well-timed emails a year from a place someone genuinely enjoyed staying get opened. Monthly “newsletters” from a vacation rental get muted, then marked as spam, and then the whole list is worthless.

We also keep a suppression list so an unsubscribe or a bounce stays gone for good, we authenticate your sending domain so your mail lands in the inbox instead of the junk folder, and we follow CAN-SPAM. None of this is exciting. It's the reason your email still gets opened in year three.
